Job Description
Develop and implement robust sales planning strategies.
Define clear criteria to identify potential tenants (e.g., high utility consumption, strong cash flow, etc.).
Responsible for periodic forecasting and monitoring of sales realization.
Create and execute account plans to engage potential tenants.
Act as a problem solver for business challenges faced by potential tenants.
Identify suitable product and pricing offerings tailored to long-term objectives, especially for strategic customers with specific investment requirements.
Establish an effective communication plan, including the appointment of key representatives.
Execute account plans to achieve targeted sales realization.
Monitor and report sales progress against budget plans to management.
Acquire potential tenants based on gathered market intelligence.
Represent the company in negotiations to reach mutually beneficial agreements.
Provide and manage contracts (SPPKT) with potential tenants until final payment is received.
Oversee land preparation prior to tenant handover.
Coordinate with the Legal Division for all necessary legal documentation (e.g., SPPKT).
Lead the Account Managers team, including both International and Domestic accounts, providing support and direction to the sales team.
Report directly to the Account Director.

Requirements
Willing to be based in Gresik, East Java.
Bachelor’s degree in Business Management, Marketing, or a related field.
Minimum of 15 years of experience in sales and marketing, with at least 10 years in a senior managerial role.
Strong ability to develop business plans, conduct market intelligence, and drive international promotional strategies.
Proven track record in business development and key account management, particularly in land investment, property, and development sectors.
Proficiency in English is required; additional language skills (e.g., Mandarin) are preferred.
Results-driven with a strong history of achieving ambitious sales targets.
High integrity, customer-oriented mindset, adaptability, and resilience under pressure.
